This type of valuation is used for municipal property taxation purposes.  Clients are usually local Governments including both rural and urban municipalities.  Unlike appraisals, the valuation for property assessments are not always rendered at market value. The valuation standard for assessment purposes can range from market value to regulated rates. As such property assessments are not usually relied upon for mortgage lending purposes.
